Perry Perry Property Mgmt is a husband and wife licensed real estate team with over 15 years of property management service experience.  Our goal is to provide integrity service and a commitment to excellence. PPPM manage Single Family Homes, Townhomes & Condos.  We are capable and dedicated.


Our services:

Perry Perry Property Management adheres to basic business practices and provides high level of personal service in a professional manner.  We operate by offering great service that represent and protect the needs of our clients.


Monthly Rental 7% percent of Rent $ .00 Hundred Dollars for said property,
Owners with two or more properties; Monthly Rental 5% of Rent.
Fee for procuring tenants is first month rent $ .00   Hundred Dollars. No partial payments.
A late fee is $100.00 will be divided in half between the Owner and The Management Company.
Tenant is responsible for paying all utilities Water, Lights, Gas and Garbage and Landscaping.
All deposits will be made to the owner’s account by ACH Electronic Deposit by the 10th of each month.  The owner will supply his/her Bank Account information, email address and mailing address.
We do not charge for Renewing the Tenants Lease.

We have a list of license contractors that provide us with quality work done in a timely manner.  We have found by doing our jobs responsibly and respectfully our clients save time and money. We can offer you the names of three Warranty Companies.


List of our services:


Tenant Screening

We thoroughly screen potential tenants by obtaining employment references, bank statements, pay stubs and past residences. We then complete the rental agreement process.


Rent Collection

We enforce timely rental collection policies, and issue 3-day notices to pay rent or quit, if rents are not received in a timely manner.


If necessary we will initiate the eviction process. After judgment and writ of possession, we will implement all tenant termination services including recording of judgments.  Fees are collected by us. Owner is responsible for paying all filing fees


Maintenance Schedule

We schedule our maintenance personnel for minor repairs up to $200.00 on major repairs; we will obtain multiple bids for owner's approval when necessary. Homeowners are advised an option to purchase a One Year Home Warranty from First American Home Warranty @ 1-800-444-9030 and or American Home Shield @ 866-406-0440.



24 Hour Emergency Service

We can be reached 24 hours per day for emergencies through our 7/24-hour voice mail cell service (404-924-2363 or email;



We monitor vacant properties.


We perform quarterly inspections and do drive by.


 Final inspections to ensure all parties are available should a problem arise.


We obtain a forwarding address and phone number to ensure deposits are sent to the proper address.


We also interface with association, mortgage companies, lawyers, and insurance companies on the owner behalf.



The tenant has five days after signing the lease to have all utilities places in their names. Once a tenant has moved out the owner is responsible to have the utilities place into their name.


Year End Reports

We must have a competed 1099 form in our files for all year end statements. Owners with two or more properties will receive a Quarterly Report.



Marketing services:


Local advertising, our own website and other websites, lock box, signs and referrals


We analyze comparables to determine rental prices for the owner


We use MLS for exposure to realtors.
